Memphis Tenant Placement has a history of placing tenants in properties for over five years here in the Memphis metro area. As such, we have become skilled at identifying tenant needs and actively working to address those needs. Please note that we do not manage rental properties – we perform a service where we screen tenant applicants and match them with suitable properties sin their desired areas and rent ranges. After tenants have identified their properties of interest, we get them approved, perform a ‘closing’(lease signing), including collecting the rent, security deposit, and application fees, and then transfer the lease to the owner who assumes all management responsibilities. You then work directly with the landlord for all tenant/landlord responsibilities including calling them for routine maintenance, paying them the rent each month on time, and any additional issues that may arise. We simplify the process and save you gas, driving time, and the hassle of untrustworthy landlords.
The Process:
Working with Memphis Tenant Placement is simple. You can choose to work with us in one of two ways:
- Select from our existing inventory of available housing, arrange an appointment for a showing, and submit an application to us with a full application fee and deposit(application fees are NOT refundable, deposits are FULLY refundable if you are not approved) once you have found a home that you like.
- Apply with us by simply submitting a full application with application fee. We will get you approved and on file, and after your approval we will begin searching for properties for you.
Please note that your application fee is good for 90 days from the date of approval, so if you are not planning on moving within the next 90 days you may want to contact us during normal business hours, let us know what you are looking for, and allow us to keep you on the radar screen without you sacrificing your security deposit. We’re here to help!
Simple Example: Memphis Tenant Placement
Suppose a tenant prospect is looking for a 3 bedroom, 2 bath home in Cordova that is listed on our website for $1200/month. They are hoping to move by the first of the February. Today is the 7th of January. How do they go about getting approved and renting a home using Memphis Tenant Placement?
Step One: Apply with Memphis Tenant Placement
Using our online form, fill out an application and specify the property address. It is important that you have driven by the property and are confident that you like the area BEFORE YOU PAY AN APPLICATION FEE with Memphis Tenant Placement. Please note: application fees are NON REFUNDABLE – NO EXCEPTIONS!!! Also, please note that paying an application fee does NOT guarantee that you will rent the home.
Make sure you pay your application fee online using our secure server with Visa or MasterCard.
Step Two: Arrange for a Showing of Your Prospect Home
We will call you an arrange for a showing. We will work around your schedule, and be as flexible as we possibly can to accommodate you, but we DO NOT show houses after dark for security purposes. So, once you have applied, be prepared to see your home in the daytime. We do work on Saturdays and Sundays, by appointment only.
Step Three: Fill Out the Intent to Rent Form
Fill out our Intent to Rent form, located here. This form allows you to put, in writing, your intention to rent the specified property. If you have not done so already, we will require you to submit a full deposit at this time. We DO NOT waive security deposits or accept deposit installment plans. Our standard security deposit is ONE MONTH’S RENT.
Step Four: Close the Lease!
You will come to our office, located at 6262 Poplar Suite 201). Make sure you bring two forms of ID, including your social security card so we can make photocopies, You will sign the lease, receive a dopy at the closing, and pay your first full month of rent PLUS any prorated rent if you are moving in during the middle of a month. After the lease is signed and you have received all copies of the necessary documentation, you will then receive the keys to your new home. You are free to move in and take possession at that time! Also, you will be introduced to your new landlord at that time. Please note that we are VERY selective about the landlords we work with, and they have to meet very specific standards about housing quality and land lording policy. Memphis Tenant Placement does not work with ‘slum lords.’

Nothing! Memphis Tenant Placement receives payment from the landlord. The service for you is free.
Do you accept Section 8 or MHA Vouchers?
Yes! Please apply for any home wi have with your Section 8 or MHA voucher, and we will work with your caseworker to get you in the house!
What if I have a maintenance issue? Do I call you?
NO. At the time of your lease closing you will be introduced to your landlord and given their contact information as well as an emergency contact number. After you take possession of your home, if maintenance issues should arise, you call them directly. MEMPHIS TENANT PLACEMENT IS A PLACEMENT SERVICE – WE ARE NOT A PROPERTY MANAGEMENT COMPANY. We do not manage homes, accept maintenance calls, or respond to housing emergencies at any time.
Do you pay referrals if I have some friends that want to use your service?
YES. We evaluate these on a case by case basis but generally pay 10% of the first month’s rent as a referral fee to clients who refer other quality tenants.
