Policies & Fees


Memphis Tenant Placement is NOT a property management company. We are a service that pairs qualified tenant applicants with qualified rental property owners, and in doing so, saves everybody time and money on marketing expenses, gasoline costs, travel time, and improper placement issues. To work with us, you need to have very specific qualifications as both a tenant and a landlord.

Tenant Qualifications:


We look for the following items when we are considering tenant applicants:

  • Decent credit (marginal credit is sometimes ok, depending on your individual circumstance)
  • Excellent rental history (do you pay your landlord on time?)
  • Background check, including special attention to your history: do you have any of the following:
  • Evictions
  • Convictions
  • Current judgments against you for non – payment of bills?

NOTE: Having these does not disqualify you from renting homes.
Do you h ave a steady job or source of income?
Do you have garnishable wages, meaning if you do not pay the rent then we will file a judgment against you and garnish wages for non payment of rent?

Please Note: We DO NOT accept Section 8 at this time.

Landlords:


We look for the following items from you when considering working with your home:

  • Home is in excellent condition
  • Home has 3 bedrooms, 2 baths
  • Home is in a safe area(read: no 'War Zones')
  • You reputation as a landlord in the community(read: no 'Slum Lords'.

Landlords Please Note: As a general rule, you are not 'doing us a favor' by letting us rent your property. We are doing YOU a favor by accepting it into our program. Please keep this in mind when you are applying to add your rental home to our housing pool.

There are no management contracts with Memphis Tenant Placement. You sign a simple one page agreement to allow us to show your home, and you or we can terminate the relationship at any time, for any reason.

Fees: Our Fee for our service is ONE MONTH'S RENT. We collect this directly from the tenant at the lease closing. YOU DO NOT PAY US MONEY OUT OF POCKET.
